The minimum acreage for a water well in Parker County today is **2 acres**, set by the Upper Trinity district. From January 1, 2027, property subdivided after December 31, 2026 needs **5 acres** where the Trinity aquifer is 60 ft thick or less, mostly in the western parts of the district. District-wide spacing also widens to 100 ft from property lines and 300 ft from other wells.

The question we hear most is some version of *how many acres do I need for a well?* The honest answer is now two numbers: a minimum tract size, and whether a compliant well site actually fits on it.

## The rule today (through December 31, 2026)

The Upper Trinity Groundwater Conservation District requires:

- **Tract size:** at least 2 acres.
- **From property lines:** at least 50 ft.
- **From other registered wells:** at least 150 ft.

## The rule from January 1, 2027

The district adopted new rules on August 27, 2026:

- **5-acre minimum** for property subdivided after December 31, 2026, where the Trinity aquifer is **60 ft thick or less**. That’s mostly the western parts of Wise, Parker, Hood and Montague counties. Plats already in process are grandfathered.
- **Spacing for wells producing 8–17.36 gallons per minute**, a class that covers many household wells: **100 ft from property lines** and **300 ft from other wells**.
- **Wells over 150 gpm** (a new class): 4,000 ft from other wells and 1,250 ft from property lines.

District general manager Doug Shaw put the reason plainly: “There’s more wells drilled in Parker County than anywhere in the state — anywhere in the country.” State driller reports back it up. Parker County logged 1,287 new household wells in 2022 alone.

## Why spacing now matters more than acreage

Picture a square 2-acre lot: roughly 295 ft on a side. Under the 2027 spacing, a household-class well must sit 100 ft from every property line. That leaves a square about 95 ft on a side in the middle. The septic system also needs room: 50 ft from the tank and 100 ft from the drain field. Then the well has to be 300 ft from every other well, including your neighbors’. On a street of 2-acre lots with wells already drilled, a compliant site may not exist.

A 5-acre square is about 467 ft on a side. The same 100-ft setbacks leave about 267 ft of usable width, enough room for a house, septic and well in most layouts.

## What to do before buying

1. **Check the tract on the district’s interactive tract-size map** to see which minimum applies.
2. **Find the registered wells** on and around the lot. The district and the state driller-report database both help.
3. **Sketch the house, septic and well** with every setback drawn in.
4. **Ask whether the plat was in process** before December 31, 2026, if you’re buying in a new subdivision.
