Water Well Drilling Weatherford put this land buyer water well checklist together from the questions that most often sink a purchase: tract size, spacing, setbacks, missing records and untested water. The 2027 district rules make the first section more important than ever.
Rules and lot size
- Confirm the groundwater district: Upper Trinity (Parker, Hood, Wise, Montague) or Northern Trinity (Tarrant)
- Tract is at least 2 acres, or 5 acres if subdivided after Dec 31, 2026 in a thin-Trinity area (check the district map)
- A well site fits 50 ft from property lines today, 100 ft from Jan 1, 2027 (8–17.36 gpm wells)
- A well site fits 150 ft from registered wells today, 300 ft from Jan 1, 2027
State setbacks on the site plan
- 50 ft from the septic tank
- 100 ft from the septic absorption field or spray area
- 150 ft from livestock pens, feedlots, privies and cemeteries
- Room for a drilling rig and support truck to reach the site
If there is already a well
- State Well Report in hand (or found in the TWDB driller database)
- Well registered with the district; transfer of ownership filed after closing
- Well inspection: sustained flow, pressure, pump amps, tank pre-charge, wellhead
- Casing at least 12 in. above ground, slab and sanitary cap in place
- Bacteria, nitrate and TDS test drawn before any treatment equipment
- Iron, hardness and sulfide tested if treatment is planned
- Any unused or abandoned wells identified (landowner must plug within 180 days)
If you need a new well
- Depth estimate from state driller reports for wells near the lot
- Written quote listing footage rate, casing, grout, pump, tank, fees and hookup
- Driller license checked on TDLR License Search
- Registration filed with the district before drilling
- Budget for trenching and hookup ($2,000–$8,000) and treatment if needed
