Records first

Texas drillers have filed well reports with the state since 2001, and older wells often appear in the state groundwater database too.   • Sustained flow. We run water long enough to see whether pressure holds and how the pump cycles, not just a quick splash.
  • Equipment. Amp draw against the pump’s rating, switch contacts, tank pre-charge and control box. An old pump drawing high amps is a replacement you should price into the deal.
  • Water. Bacteria and nitrate sampled at the tap closest to the well, before any softener or filter.

Using the report

Every finding comes with a written repair price, so you and your agent can decide whether to ask for repairs, a credit or a price adjustment. Common findings on Parker County resale homes: a waterlogged pressure tank, a cracked cap, a well house with exposed wiring, and an old unused well on the property that should be plugged. What does a well inspection include when buying a house in Texas?

Does an FHA or VA loan require a well test?

FHA guidelines require the water to meet local or EPA drinking-water standards. They also set minimum well distances: 50 ft from a septic tank and 100 ft from the drain field, which can drop to 75 ft where local rules allow. A water test is required when the well is closer than 100 ft to a septic system. Your lender sets the exact requirements.

How long does a well inspection take?

Usually two to three hours on site, including the sustained flow test. Bacteria results come back from the lab in a few days, so book early in the option period.

What happens if the well has problems?

You get repair prices in writing, which you can use to ask for repairs, a credit or a price change. Common findings are a waterlogged tank, a cracked cap, an old pump near the end of its life, or a missing district registration.
